ANNUAL MEETING TIME IS HERE!!! TUESDAY, SEPTEMBER 27, 2022 AT 7PM
It's not too late. Please come to the clubhouse for the meeting, rain or shine. If you cannot attend, fill out your proxy form and ballot; stop by the office or clubhouse mailbox to drop it off yourself or have a neighbor bring it in for you.
Apparently this Board did not choose to meet for the last HOA meeting in December 2021. There was no sign on the door nor the bulletin board. In fact, recently the office has been closed even during the limited part-time hours.
We have been paying the same dues for years, yet office hours were cut from full-time to part-time and now it appears as no-time. We pay for a security company to tow cars that they deem are parked in the wrong place, while there does not appear to be consistent enforcement. We paid for new sod in all common areas and now it’s just a weedy waste. It’s about time that the Board should lower our fees due to the HOA’s wonton disregard of its 500+ residents.
Consider this… why are these HOA Board members so eager to keep their positions?

The budget was finally passed December 18, 2018. Our dues remain the same. Coupon books have been mailed. No changes there. Our new Property Manager’s hours have now been increased to full-time. This makes many people happy! Having a part-time manager clearly didn’t work well...
Now that we have a full-time manager, she will have the time to go out on property and see what is and what is not getting done. If you know something on your property is in need of repair; get it done to keep our community beautiful. This is the best for all of the community!

At this point, we have just lost our property manager and it is difficult to reach out for help from the management company and Board. Our present company was only hired to work part-time (20 hours per week); which frankly has not worked out well. POOL ACCESSThere have been many questions lately...
The Pool Area has been even more restricted these days, as the "gate" entry was in disrepair. We were informed by a number of people that office roof ended up leaking causing damage to the electrical components of the gate entry system. You would think that considering this is one of our few HOA "amenities" that the office and our Board would be even more interested in correcting the problem swiftly, so as to not inconvenience homeowners on a weekend that many have some vacation time. |

An added issue that has been reported by multiple homeowners... due to the gate entry system being down, there are people who have been trying to get a "new" card that works this system, or multiple "new" cards - as each resident over the age of 16 must have their own card - and have been unable to even obtain these as the entire system has been down.
Many have been left without access for this weekend...
We truly would have hoped that our current Board could have been more creative, more welcoming to residents for this holiday weekend. And WHY does each member of a household have to have their own card?

An example: apparently Mr. Vice President and his wife only corrected problems with their house when they were preparing to leave and put the house up for rent! Prior to renting it out, here are some issues allegedly observed at the Vice-Presidential residence:
-- Mismatched paint on repairs -- Re-painting home (apparently without an Architectural Request) -- Driveway with bricks along one side and paving stones on the other to make it wider -- Running businesses out of the home without proper licenses -- Regularly leaving animals off-leash and not picking up their (and/or their dog's) waste MOST, IF NOT ALL OF THESE ITEMS HAVE BEEN CITED AS VIOLATIONS FOR REGULAR NON-BOARD MEMBER, NON-COMMITTEE MEMBER RESIDENCES... |

Greetings... you may have received an 11-page mailing via U.S. Postal Mail (dated May 11, 2014)... There is much to respond to in this mailing... and with time we will field all the questions and comments we are receiving.

-- We continue to ask... WHY is Mr. President fighting SO hard for his "position"?
-- In this his letter, Mr. President mentions how he will continue to fight for the position, but it also reads "I have given up on this fight" and "I wish the new Board success in their endeavors" - SO WHAT IS THE VERDICT?
If Mr. President and his wife, Mr. Vice-President and his wife, and the 5th standing Board Member are resigning, please share this message with the community with a simple, definitive letter, posted to the bulletin board at the clubhouse... this wasteful mass-mailing received by homeowners was beyond unnecessary. (Unfortunately, we are of the belief that Mr. President did not do well in his educational history and now we are all to suffer the consequences with ill-written letters and newsletters... see why it's important to thank your high school English teacher?)
-- The Recall Certification meeting was held on a Monday morning at 10am (when most are working - yet there was a great turnout of support for the recall)... with only 3 Board members physically present and 1 supposedly on the telephone for the meeting. These individuals decided not to certify and to file for arbitration instead... and now the matter is in the hands of the State of Florida...
SO WHY THIS ELEVEN PAGE MAILING?
On HOA "letterhead" and a waste of color copying, a waste of printed envelopes (BLN's professionally printed envelopes were used), a waste of postage and wasted time and labor it took to collate and mail out... Did Mrs. Property Manager participate in the preparation of this mailing? This is a mailing with a very personal agenda... IF she did participate, then Mrs. Property Manager as acting as a Personal Administrative Assistant rather than an LCAM...
(Frankly, we believe that this mailing was wasteful whether BLN directly paid for the mailing or any other entity so did - and to think, the trees!)...
WHY NOT HONOR THE STATE LEGAL SYSTEM? (like a law-abiding citizen)
-- This 11 page mailing was filled with errors, not only the typos... also in content...
-- Note how this mailing refers to cowards hiding... we find this rather funny... consider this...
The only people "hiding" are those who supposedly are IN FAVOR of this "Wise" Board...
Let's take the Standard DBPR Recall Form - this was the form used in order to collect votes to retain or recall Board Members... no one was "pressured" into signing... in fact, people were encouraged to retain any candidate they wished to keep on the Board... a sad reality for the current Board is that those "retain" votes were few and far between...
There were 8 VALIANT people NAMED on the Recall Form who are willing to step up and do good for this community... what is even sadder than the aforementioned woes, is that these people have taken the brunt of the slander, defamation of character and harassment by the Board and their agents...
And if you say that there were only 8 people going around with so much influence... you would be mistaken... there were DOZENS of people working together, who contacted fellow homeowners in order to take back our HOA for the good of the community...
At the Monday 10am "Recall Certification" meeting, the HOA Attorney agreed that the number of votes required to recall the current Board was set at 236... it was explained that this number is a product of the removal of 53 voting units from the pool of possible voters for various reasons... at this meeting the Board "CERTIFIED" 226 votes... that is, over a dispute of a mere 10 votes, this Board chose to not certify this recall... Really? At this meeting, Mr. President and the Board acknowledged that the recall, in their opinion, was shy of only 10 votes, and so, why then are they fighting so hard for their Board "positions" over 10 votes... Consider this: there was even a homeowner at the meeting who spoke up regarding one of the discarded "questionable signatures" - the signature in "question" was her husband's... she clearly stated that the signature on the recall form was VALID as both she and her husband were not only in favor of the recall... they were active participants who worked toward this recall effort. Yet, the Board still discarded the vote of that recall form... in total, well OVER 300 voting units were in favor of the recall effort...
Those working to recall the Board followed legal State of Florida guidelines throughout the entire process, and the matter is now in the hands of a State Arbitrator
THIS RECALL IS DEFINITELY NOT THE PRODUCT OF ONLY 8 HOMEOWNERS' EFFORTS
The MAJORITY of homeowners have spoken - and as they used to say on the television show "Survivor":
"The tribe has spoken, Mr. President and Board Members. You have been voted off the island"...
NOTICE: only a fraction... (TWO people) wrote ANONYMOUS letters for this 11 page mailing. If these individuals feel so strongly that Mr. President and the current Board are doing GOOD... then why are they not willing to put their names to their own words... (perhaps these letters were simply from Mr. President's imaginary friends)...
Or, perhaps, it is because when they honestly took stock of the situation, they COULD NOT, in good conscience put their name to anything that would be approving of the current situation.
P.S. spelled correctly, the word is "Anonymous"... not as you have it, "ANNonymous"...

A BLAST FROM THE PAST... oh wait, this is just from SUMMER 2013
This letter was sent to all homeowners less than a year ago in anticipation of the upcoming 2013 Annual Membership Meeting and Election of Directors.
By the looks of it, Mr. Vice-President and his wife really, really, really wanted to continue "working on the board of directors" - so let's get this straight... They wanted to make BLN "a great place to live" - yet this is NOT a place where they themselves want to live... as evidenced by the fact that they moved out and rented their house starting this month (May 2014)... |
They wanted "to bring unity for our community" - well, we guess they did...

Office hours modified by our BLN Property Manager?1. WHYWwWWWSFWHY are the BLN clubhouse office hours modified?
This is NOT a change made by any Board meeting. These office hours DO NOT reflect having a FULL-time Property Manager on-site... 2. We have heard around the BLN neighborhood and this website that the reason for the sudden change in hours is that our Property Manager is fearful of opening the door as she has had at least two bad experiences with homeowners that made her feel threatened. IF THIS IS INDEED THE CASE, WE WOULD LIKE TO OFFER SOME WORDS... 3. There are many that believe that our Property Manager is NOT fulfilling her job as an LCAM. A properly trained LCAM has the responsibility to comply with current HOA bylaws, standards and practices as well as follow all federal, state and local laws, ordinances, and regulations... On Sunday, 4/1/12 Mrs. Secretary/Treasurer contacted the Boynton Beach Police Department for Vandalism on HER 2004 Jaguar. The report only states that ONE vehicle had a flattened tire the occurred and a scratch on HER car. Nowhere in the police report is Mr. President's Corvette mentioned for any damage. One would believe that vandalism of this magnitude the Officer would have mentioned the damage to Mr. President's Corvette. It also stated in the report that the estimated damage was a total of $300. Nowhere in the report is anything mentioned about an ice pick!
On Wednesday, 4/4/12 a Special Meeting was held and on the agenda, item #3 was Insurance-Vandalism. This meeting was held only 3 days after the vandalism occurred. Only 4 BOD Members were in Attendance: which consisted of the two married couples. Mrs. Director made the motion to pay for it and her husband, Mr. Vice-President second the motion. Because a 7 member board only requires 4 members to make a quorum, this passed. Please note that a Special Meeting must be called by the President of the association and the meeting must be held no less than 3 days after the meeting has been called.
So it is safe to assume that Saturday Night anything could have happened to Mrs. Secretary/Treasurer's vehicle and Mr. President called the Board Members on a SUNDAY, because this was so important, and called a Special Meeting to address paying for damages to a vehicle that was damaged by an unknown source in their OWN DRIVEWAY, not even at the clubhouse, and pay for damages to a vehicle that wasn't damaged nor mentioned in the Police Report??? Due to the short notice only 4 members attended and made a decision to pay for these damages? Did they read the police report??? Have they read our docs??? Please continue reading:
On Thursday, 4/5/12 a check in the amount of $612.00 was disbursed to the President of our HOA and allocated on the Boynton Lakes North General Ledger as follows: $235.51 for Tire Kingdom - Jaguar and $376.49 for Tire Kingdom - Corvette. Amazing that this came to an exact number... guess that Tire Kingdom receipt was lost too when this decision was made so they guessed at the amount. Can someone please explain to the BLN Residents how a police report for 1 tire allowed Mr. President to be paid for multiple on multiple vehicles?
Next Note: Although the Agenda looks legit by adding Architectural Request to it, it is in complete violation of Florida Statute 720.306(5), Boynton Lakes North By-Laws, Article VI, Section 3, AND Boynton Lakes North Declaration, Article VIII, Architectural Control.
Architectural Requests are to be addressed at the assigned meeting that is to be held on the First Tuesday of each month at 7pm in accordance with the Boynton Lakes North Guidelines. The reason for this is so residents can be in attendance when their request is being reviewed in case there are any questions regarding what has been submitted. ARC Requests do not fall under Special Meetings as they already have an assigned meeting date and have since the Association was created. This violation meant that the homeowners that were denied their request for needing more information could have resolved the issue if it was done at the assigned meeting day and time vs the BOD trying to sidestep the Docs of our community to avoid having residents attend. There was no TIME OF THE ESSENSE reason to hold this Special Meeting!
After reading this Mr. and Mrs. Vice-President should be ashamed of themselves for making the motion and seconding the motion that paid for fictitious damages! They are complicit in the web... Mr. President should reconsider his current position as President and repay OUR Association, for these fictitious damages that should have never been covered as they didn't exist according to the Boynton Beach Police Report.
